Virtual Master Plan - Conventional Industrial Park

Brief Description
The conventional industrial park master plan is characterized by a functional, vehicle-oriented layout. It consists of multiple large warehouses and factory buildings arranged in a grid pattern and connected by wide internal road networks. Extensive surface parking areas occupy a significant portion of the site, while landscaping is limited to roadside trees and perimeter green buffers.
Stormwater management is provided through a single retention pond located at one corner of the development. The plan prioritises industrial operations and vehicular access but shows limited integration of sustainable features such as public transport, green infrastructure, biodiversity corridors, or mixed-use amenities, making it representative of a traditional industrial estate design.

Scenario
You have been appointed as an ESG Urban Planning Consultant to review the proposed master plan of a conventional industrial park.
The proposed development includes:
  • Large factory buildings
  • Extensive asphalt parking areas
  • Wide internal roads
  • Concrete drainage canals
  • One stormwater retention pond
  • Minimal landscaping
  • No public transport connection
  • No cycling or pedestrian facilities
  • No ecological corridors
Your task is to determine whether the development complies with ESG Environmental principles and recommend climate-resilient improvements.
Please create ESG Environmental Assessment, Key Environmental Problems and provide a recommended climate-resilient master plan, Proposed Spatial Transformation and ESG environmental indicator and conclusion.
